HIPs

ABOUT HOME INFORMATION PACKS (HIPs)

HIPs became a compulsory part of the house selling process in England and Wales for all properties regardless of the number of bedrooms on 14 December 2007.

A HIP comprises of a set of documents which provide important information about the property such as its energy efficiency rating, legal title, planning permissions, lease etc.

From the 6th Apr 09 it is generally required that a HIP is completed and in place before a property can be advertised for sale.

The HIP will include the documents as listed below which meets the minimum statutory requirement for the marketing / sale of your property:

  • An Index (i.e. the HIP list of content)
  • Property Information Questionnaire (PIQ)
  • A Sale Statement (summary of the terms of sale)
  • Evidence of Title & Plan (Land Registry details)
  • Standard Searches (i.e. local authority enquiries & a drainage/ water search)
  • An Energy Performance Certificate (EPC)
  • Leasehold documentation

In addition to the above you can choose to include other documents over and above the minimum requirements. Below is a list of additional documents that can be included within your HIP which may incur additional costs:

  • Home Condition Report
  • Additional Leasehold information
  • Guarantees and warrantees
  • Other searches relevant to the particular area.

Commissioning your own Home Information Pack (HIP) not only saves you money it gives you the flexibility to change estate agents as required or market the property yourself.
